Land Development
Go Civil Engineering specializes in land development, taking vacant land and developing it based on our client’s vision. We are licensed to practice civil engineering in Utah, California, Arizona, and Nevada.
Land Planning and Feasibility
The first step in any project is meeting with land owners to discuss their vision for the property. The key to a successful project is planning with our clients to determine timelines, what will be required, anticipating challenges and often times preparing an engineer's opinion of probable cost. We also prepare preliminary lot layouts to help owners, developers and real estate agents to help them understand what could be done with land based on parcel acreage and zoning.
Grading Plans and Improvement Plans
At the core of land development is construction drawings that incorporate grading, drainage, and utility design. Whether your expanding a parking lot, building a commercial development, or subdividing land for pad ready lots we are experts at designing improvements that work based on the unique field conditions with any project.
Hydrology and Drainage Studies
Go Civil Engineering provides a wide array of hydrology and technical reports preparation to evaluate development impacts to a project or watershed. Whether your project is residential or commercial, we can prepare the required study based on the municipal requirements which can include drainage studies, hydrology analysis, Storm Water Prevention Pollution Plans, erosion control plans, incorporating Best Management Practices/Low Impact Development into site design. We utilize Autodesk's Storm and Sanitary Sewer Analysis to model larger projects and specialize in detention and retention basin designs to minimize the down stream impacts of new development.
Subdivisions and Planned Unit Developments
Combining the elements listed above summarizes the full process of a typical subdivision project. The majority of our land development project are subdivisions or Planned Unit Developments within Cedar City and Iron County. These projects require initial topography surveys, subdivision layout, zoning, municipality coordination, engineering design, project management and coordination with both the client and municipalities to stream line the process for approval.
